Yes. Every calculator on the site is free, needs no sign-up, and runs entirely in your browser — the figures you enter are not sent to us.

Are the results a mortgage offer?

No. Every result is an illustration based on the figures you enter and the assumptions we publish on each page. Only a lender can tell you what you can borrow.

Which calculator should I start with?

Do the calculators cover Scotland, Wales and Northern Ireland?

Yes. Property transaction tax is calculated separately for SDLT in England and Northern Ireland, LTT in Wales and LBTT in Scotland, using rates stored with their source and review date.
